Qualifications
for application approval: Each application
is reviewed on a case-by-case basis and may also require the approval
of the property owner.

Applicant
must be 18 years of age or older. If applicant is a student, a
notarized guarantee from a parent or legal guardian is required.

Credit report
obtained from Equifax in good standing.

Permanent
employment with verifiable income in the amount of three times
the monthly rent. If retired or receiving disability etc., again,
verifiable income in the amount of three times the monthly rental
amount. Proof of such income is required.

Any past
rental history must be in good standing.

Some properties
require criminal background checks.

No Section
8 certificates or any related housing vouchers are not accepted.
Our owners have elected not to participate in these programs.

If application
is denied, the applicant will receive a letter stating the reason
for denial.
Terms
and Conditions of renting:

12 month
lease agreement only, unless otherwise noted.

Resident
pays all utilities, including water, unless otherwise noted.

Security
Deposit is equal to one month’s rent

Application
Fee is $35 and is non-refundable.

Pet Policy:
If permitted on property, no pets permitted at Avery Close, University
Commons and Lake Park
