What do I do if I have a maintenance issue?
You can use your online tenant portal to place service requests 24 hours a day, 7 days a week. You can also call our office during office hours.
What if I have an emergency maintenance issue?
Call your office number. During office hours follow the prompts for maintenance. Outside of office hours call your office and follow the prompts for emergency maintenance. For emergency maintenance you must leave a message with your name, number, rental address, and brief description of the issue. Our on call tech will return your call.
Who pays for maintenance?
Maintenance responsibility depends on the nature of the issue. Owners are responsible for routine maintenance and repairs related to normal wear and tear, including the upkeep of appliances and major systems. Tenants are responsible for any damage or issues that go beyond normal wear and tear.
Can my application be used for another property if the one I applied for is no longer available?
Yes, your application is valid for up to 30 days and can be transferred to any of our other available rental properties during that time.
If I see a special on one property, does it apply to others as well?
Leasing specials are property-specific and do not apply to other homes. Because each property is individually owned, any promotions or special offers are determined by that specific owner and apply only to that property.
Do you offer pre-leasing for future move-in dates?
Most of our properties require a 60-day notice from current tenants, so homes are typically marketed about 60 days before the expected move-out date. For student properties, we begin marketing earlier—usually in September and October for the upcoming school year. We also offer tours of occupied properties with advance notice to the current tenants.
How do I know if I qualify for a property?
We are unable to determine whether you will qualify for a property until you have submitted an application and paid the nonrefundable application fee so we can complete the screening process. We strongly encourage all applicants to review our qualifying standards in advance to understand the criteria we evaluate before applying.
Do you allow subleasing?
No, we do not allow subleasing. However, we do offer a lease transfer option. This process requires the current tenant to find a qualified applicant to take over the lease. The new applicant must complete the application and be approved through our standard screening process. Once approved, a transfer fee will apply, and all required documents must be signed before a new lease is issued. After the transfer is complete, the original tenant is released from further responsibility under the lease.
Does submitting an application secure a rental property? Does submitting an application secure a rental property?
No, submitting an application does not secure a rental property. A property is only secured once a lease has been fully executed and the required deposit has been paid. In order for a lease to be issued, all applicants in the group must first apply and be approved.
Do your properties allow pets?
Pet policies vary by property because each home is individually owned. Applicants should confirm whether a specific property allows pets before applying. For properties that do allow pets, breed and size restrictions may apply. Approved pets typically require a pet fee and monthly pet rent, though these terms are also determined on a property-by-property basis. Pets must be up to date on vaccinations and registered per the city.
